Why an inherited house is harder to sell than a normal one

A normal home sale has one owner who decides to sell. An inherited house usually has none of that. There is a legal process in the way, often more than one person with a say, and frequently nobody living close enough to deal with it.

Listing an inherited house is harder than listing a normal one

It can absolutely be the right choice, and if it is we will tell you so — several of our team are licensed to list it for you instead. But it is worth knowing what it involves. A retail sale usually means clearing the house out, making repairs so a buyer’s lender will approve it, keeping it clean and available for showings, and then waiting on that buyer’s financing. Every one of those steps needs somebody local, and every week it takes is another week of taxes, insurance and utilities on a house nobody is living in. Inherited property in the US generally receives what is called a stepped-up cost basis, meaning it is treated as being worth its value on the date of death rather than what the original owner paid for it. In practice that often reduces or removes capital gains tax on a sale soon afterwards. Your circumstances are specific to you, so please confirm with a CPA before you rely on it.
The loan is paid off at closing out of the sale proceeds, exactly as it would be in any other sale. If the estate has fallen behind on payments, tell us early — we have bought inherited homes with a foreclosure date already set.
