Should you clear it out and list it instead?

Occasionally that is the right call, and where it is we will tell you — several of our team are licensed to list it for you. But the sequence is longer than people expect. Anyone inside has to be removed first, which is a legal process. Then securing and clearing, then whatever the damage turns out to be once you are properly inside, then any code violations settled so title can transfer, then repairs to a standard a buyer’s lender will accept, and only then a listing. Every one of those steps needs somebody on the ground in Houston, and the taxes, insurance and risk continue throughout. For a house that has been empty a long time, the gap between the two routes is usually much smaller than the headline prices suggest.
