Tired Landlord / Tenant Occupied
16 Days
Active Lease In Place
If you want to sell your house fast in La Marque, TX and there is a tenant living in it, the ordinary route gets awkward very quickly. This Azalea Dr property was a case in point: a 1950s ranch home with an attached garage, rented out for years, with a tenant in residence and a lease still running. The owner was a tired landlord — not in financial difficulty, just done with the repairs, the calls and the slow grind of holding an ageing rental. They wanted a clean exit without evicting anyone and without spending money on a house they were leaving. We buy houses in La Marque as-is, tenants included, and this one closed in 16 days.
The house was tired rather than damaged. Painted timber siding, a stone-veneer skirt across the front, a shallow-pitched roof that had seen a good number of Gulf Coast summers, and a driveway cracked through in more than one place. Inside, the kitchen still had its original layout with a laminate worktop worn down to the substrate around the sink and cabinetry that had been repainted rather than replaced. The living space was carpeted and furnished, plainly lived in.
The obstacle was not condition, though — it was occupancy. An owner-occupier buyer would need vacant possession, which would have meant giving notice to a tenant who had done nothing wrong, waiting out the notice period, losing the rent throughout, then spending money making the house presentable before a single showing. And after all that, a lender’s appraiser would still have looked at the worn kitchen, the cracked drive and the roof and started writing conditions. The alternative — selling with the tenant in place — cut the buyer pool down to investors almost immediately.
We bought it with the tenant in place and the lease intact. Nothing was renovated, nothing was cleared and nobody was asked to move. There were no showings to schedule around the tenant’s working hours, no repair list, no appraisal and no lender. The landlord did not spend a dollar preparing the house, and the person living in it did not have their life disrupted by a sale they had no part in. Sixteen days after we agreed terms, it funded.
La Marque sits on the mainland between Texas City and Hitchcock, straddling I-45 on the run down towards Galveston. It is a smaller, quieter town than its neighbour, and its housing reflects that — predominantly modest single-storey homes from the 1940s through the 1960s on wide, tree-shaded lots, with a good deal of frame and part-brick construction and detached or attached single garages.
The area has long been a practical, affordable place to own a rental. Employment across the mainland refinery and petrochemical corridor supports steady demand, and the price of entry has historically been low enough that small private landlords rather than institutions own much of the rental stock. One piece of local context worth knowing: La Marque ISD was consolidated into Texas City ISD in 2016, so homes here are now zoned to Texas City schools. Streets like Azalea Dr are typical of the town — settled, low-traffic, heavily planted, and full of houses now well past sixty years old, where the maintenance load is exactly what eventually persuades a long-term landlord to sell.
Owners are often told they must empty a rental before selling it. That is not true, and acting on it can cost real money. What actually applies in Texas:
Selling as-is to a cash buyer who intends to keep the property rented resolves all of it at once. The lease is honoured, the deposit transfers properly, no notice is served, no showings are needed and no rent is lost. The owner of this Azalea Dr house exited a rental they had held for years in a little over two weeks, and the person living in it kept their home. That is usually the better outcome for everyone involved.
Galveston County stretches from the Gulf beaches of Galveston Island north along I-45 through Hitchcock, La Marque and Texas City. It's a county shaped by water and industry — the Port of Galveston and UTMB anchor the island, while the refineries and petrochemical plants along the Texas City ship channel have employed generations of Mainland families. Much of the housing stock reflects that history: 1940s–1960s worker homes on the Mainland, and a mix of raised coastal builds, historic bungalows and Victorian-era homes on the island. Windstorm and flood coverage, elevation requirements and salt-air wear make ownership costs here different from anywhere else in the Houston area. Volcan Property Buyers purchases homes throughout Galveston County for cash, in any condition, with no repairs, no commissions and no lender delays.
