Severe Timber Rot
A move with a fixed date is one of the few situations where speed genuinely matters more than price. The owner of this S 8th St property in La Porte, TX had a relocation booked and a house that was not going to be ready to sell in time. There was a main house and, beside it, an older timber outbuilding that had rotted badly at its base. Fixing that before listing was not realistic on the timescale available. The main house was the straightforward part — a single-storey home with vinyl siding, in ordinary condition for its age. The problem sat a few feet away. The detached timber structure alongside it had failed along its lower run: the board siding had rotted through at the sill, the framing behind it was exposed and blackened, and the bottom plate had gone soft enough that daylight showed underneath. Loose electrical cable ran across the opening. Inside the main house, walls carried old water staining and the interior generally needed work.
None of that is unfixable, and that is precisely the trap. A seller in this position is told the house is “nearly there” — repair the outbuilding, deal with the staining, and it will list well. But a rot repair of that kind cannot be scoped accurately until it is opened up, contractors on the Gulf Coast are rarely available at short notice in summer, and a financed buyer’s inspector would have flagged the structure immediately regardless. Set against a fixed relocation date, that is a chain of dependencies with no reliable end point.

La Porte sits on the western shore of Galveston Bay in Harris County, at the mouth of the Houston Ship Channel. Housing across the older parts of La Porte, including the numbered streets, is largely mid-century and modest — single-storey timber-framed homes, many with detached garages, workshops or sheds standing separately on the lot. Those secondary structures are a defining feature of the area and also its most common defect. Built in timber, often on grade or on shallow piers, sitting a few miles from open salt water in a humid subtropical climate, they rot from the bottom upward. It is one of the most frequent reasons a La Porte house that looks perfectly saleable from the street will not pass a lender’s inspection.
